Description: We're looking for an enthusiastic new addition to our team in Minnetonka, MN as a Senior Construction Manager. ResponsibilitiesAs a Senior Construction Manager, you play a vital role in keeping projects and business goals on track. In a given day, your tasks may include:---Preconstruction planning, review of construction documents, coordinate all building permits. Continue to track progress throughout the projects.---Monitor and review contractors' work as it relates to quality, budget, schedule and owner's program.---Prepare and monitor cost estimates, budget updates, change order reports, etc. ---Connect with the developer monthly to confirm budget and project progress.---Coordinate and execute the property transition process including maintenance training coordination, creating subcontractor directory, creating building manual, etc.---Schedule and perform the 1-year property inspection. Create follow-up punch list, schedule additional work, tie up loose ends. . Requirements: ---Bachelor's degree, preferably in construction management, engineering, or related field from an accredited institution.---6+ years general contractor or construction related experience; multifamily field experience preferred.---Ability to travel to nationwide project sites as needed for coordination meetings, quality/progress review, punch list execution, and follow up meetings as necessary, could be 40%-60% ---Demonstrate understanding and successful application of general construction terminology and processes.---Read and interpret construction related manuals, research/instructional reports, safety rules, and methods and procedures in mechanical drawing and layout work. ---Read and interpret detailed construction drawings and specifications and communicate findings with team. ---Negotiate and interpret the intent of contract documents and mediate disputes as needed.---Analyze and interpret various types of data to draw conclusions and solve problems.---Interact with employees, visitors and contractors with poise and diplomacy.---Maintain a calm demeanor in emergencies.---Compose business letters, expositions, summaries, and reports using proper format, punctuation, grammar, diction, and style.---Speak before an audience with confidence, using appropriate communication skills/style.---Demonstrate strong initiative.---Establish and maintain cooperative working atmosphere among staff and contractors.---Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.---Perform numerical and financial calculations including calculating surfaces, volumes, weights, and measures.Benefits & PerksOur full-time employees are eligible for these benefits and perks:---Medical, dental, and vision insurance including health savings account---Life and AD&D insurance---Short-term disability insurance---Retirement savings---Corporate holidays and PTO---Free office lunches---Monthly social outings---Free stays in our properties guest suites---Shorter Friday workdays during summerPhysical Requirements---Ability to lift, push, and pull up to 50 pounds.---Work will be performed in both an office and an under-construction jobsite setting, may be exposed to cold, wet, hot, or humid conditions.---Work will require extended periods of time walking/on your feet, climbing several flights of stairs, climbing ladders.
